Permits, Licenses, Zoning

The Building Department provides a high level of professional service to residents and business owners
in the community through ongoing training, as well as a conscientious and fair approach to each issue
and each individual.

The Village of East Aurora and the Town of Aurora share a consolidated Building Department with the office located at the Aurora Southside Municipal Center, 300 Gleed Avenue. All Village building and sign permits are issued at this location. Access online application forms here.

Applications for a Development Plan, Banner Permit, Peddler and Solicitor Permit, Special Permits (i.e. restaurants and outdoor dining), Temporary Use Permits (i.e. outdoor displays, parades, walk-a-thons, etc.) and Zoning Variances are available at the Village Clerk Treasurer's Office, 571 Main Street (corner of Paine) or by accessing our forms page.  

The Village Board makes final determinations on development plans and special permits. The Village Planning Commission reviews, upon referral, development plans. The Village Zoning Board of Appeals is an independent entity, deciding on applications for variances. Click here to review the Village Building and Zoning Code.

Construction and related activities requiring permits in the Village include:
1. New buildings
2. Building additions
3. Conversions (change of use)
4. Structural repairs
5. Electrical, plumbing, HVAC installation
6. Demolitions (over 500 square feet)
7. Swimming pools
8. Decks
9. Signs

Construction inspections are required at the following stages:
1. Layout prior to excavation
2. Foundation before backfilling
3. Sewer and water taps
4. Rough framing, plumbing, HVAC
5. Electrical performed by qualified contractors
6. Insulation
7. Final, for Certificate of Occupancy
